High Priority
Roof – Damaged & Lifted Shingles
Several shingle tabs have lifted and cracked, exposing the layer underneath. Wind-driven rain can get under damaged shingles and into the roof sheathing and attic.
Needs Attention
Exterior – Peeling Paint & Weathered Siding
Paint is failing over large areas of the wood siding, leaving bare wood exposed. In our wet climate, unprotected wood absorbs moisture and can start to rot.

Monitor
Structure – Patched Foundation Cracks
Cracks along the foundation have been filled in the past. Most small cracks are from normal shrinkage, but any crack that widens, shifts or lets water in should be evaluated.

Needs Attention
Heating & Cooling – Aging Outdoor Unit
The outdoor condenser shows age and weathering, and insulation on the refrigerant lines is damaged. Older units run less efficiently and are closer to the end of their service life.

High Priority
Plumbing – Corrosion at Water Heater Burner Area
Heavy rust was found at the water heater’s burner area. Corrosion here can affect safe combustion and venting and often signals a tank near the end of its life.

Needs Attention
Electrical – Subpanel Wiring Concerns
With the subpanel cover removed, crowded wiring and a breaker with two wires on one terminal (a “double tap”) were noted. Double taps can loosen over time and overheat.

Maintenance
Fireplace & Chimney – Flashing & Mortar
The chimney cap is in place, but sealant at the flashing is aging and some mortar joints are worn. Chimney flashing is one of the most common sources of roof leaks.

Maintenance
Attic – Uneven Insulation & Exposed Ducting
Insulation is uneven, with thin areas, and a duct runs exposed across the attic. Topping up insulation and sealing ducts lowers heating bills and helps prevent condensation.

Needs Attention
Interior – Ceiling Water Staining
Water marks at the corner of the ceiling suggest a leak that has been happening for some time. Moisture readings and thermal imaging should confirm whether it is still active.
