Condo & Townhouse Inspections

Specialized knowledge of strata properties, common elements and building systems — so you understand both your unit and the building around it.

Why inspect a strata property?

Many buyers assume a condo doesn't need an inspection because the strata corporation looks after the building. In reality, you're responsible for what's inside your unit — and problems like leaking fixtures, failing appliances, poor ventilation or water damage from a neighbouring unit can be costly and slow to resolve.

A condo or townhouse inspection documents the condition of your unit and the visible elements around it, so you can go into strata ownership with your eyes open.

What we look at

  • Inside the unit — plumbing fixtures, water heater, electrical panel and outlets, heating and cooling, ventilation, windows, doors, floors, walls and ceilings.
  • Moisture & water damage — thermal imaging and moisture readings around windows, bathrooms, kitchens and ceilings below other units.
  • Balconies & patios — membranes, drainage, railings and door thresholds.
  • Visible common elements — the parts of the building envelope, roof and shared areas we can safely access.
  • Townhouses — the full house-style inspection of roof, exterior, attic and structure where these are accessible.

Pair it with your strata documents

Your inspection report is most useful alongside the strata's depreciation report, minutes and Form B. Together they help you understand upcoming repairs and special levies, as well as the condition of your own unit.

Pricing

Condo inspections start at $425 + GST (under 1,000 sq ft) and townhouses at $525 + GST (under 1,500 sq ft). See full pricing.
