A pre-purchase inspection gives you a clear, independent picture of the property's condition — from the foundation to the roof — so you can negotiate with confidence, plan for future maintenance and avoid expensive surprises after possession.
Every inspection follows the InterNACHI® Standards of Practice. We look for material defects that could affect the home's value, safety or habitability, and explain what we find in plain language.

- Attic & insulation — insulation, ventilation and signs of moisture
- Interior — walls, ceilings, floors, doors, windows and safety features
How it works
- Book your inspection. Call or send us the property details. We're available 7 days a week to fit your subject-removal deadline.
- On-site inspection. We inspect every accessible system and component. You're welcome — and encouraged — to attend, ask questions and see findings first-hand.
- Walkthrough. At the end we walk you through the important findings and show you how the home's systems work.
- Your report. You receive a detailed digital report with photos, clear explanations and recommendations, plus our 100-page home maintenance book.
Technology that sees more
Where helpful, we use thermal imaging to reveal hidden moisture, insulation gaps and electrical hot spots, moisture meters to confirm suspected leaks, and drone photography for roofs that can't be walked safely. Learn more about our tools.
Pricing
Buyer inspections for houses start at $575 + GST for homes under 2,000 sq ft. Secondary suites and laneway homes are added separately. See full pricing.
