Frequently Asked Questions
Answers to the questions we hear most about home inspections.
What is included in a home inspection?
A comprehensive home inspection covers all major systems and components from foundation to roof, including structure, electrical, plumbing, heating and cooling, roofing, windows, doors and insulation. It follows established Standards of Practice and focuses on material defects that could affect the property's value, safety or habitability. See our inspection services.
How long does a home inspection take?
Most inspections take about two to four hours, depending on the size, age and condition of the property. Condos are usually quicker; large or older homes take longer.
Should I attend the inspection?
Yes, we encourage it. Attending lets you see findings first-hand, ask questions and learn how the home's systems work. At the end we walk you through the important findings.
How much does a home inspection cost?
Pricing depends on property type and size. Condos start at $425 + GST, townhouses at $525 + GST and houses at $575 + GST. See full pricing.
What does the report include?
You receive a detailed digital report organized by system, with photos of each finding, plain-language explanations and recommendations. Every full inspection also includes a 100-page home maintenance book. See a sample report.
Will the inspector find every problem?
No inspection can find every defect. A home inspection is a visual, non-invasive evaluation of the home's condition on the day of the inspection. Hidden, concealed or future issues are outside its scope, which is why maintenance and the seller's disclosure also matter. Read more about the inspector's responsibility.
Do I need an inspection for a new home or condo?
We strongly recommend it. New homes and condos regularly have deficiencies, and finding them before your builder's walkthrough or before your first-year warranty ends makes them far easier to get fixed. See new construction and 11-month warranty inspections.
What areas do you serve?
We serve the Lower Mainland and the Fraser Valley. A $100 travel fee applies to Squamish, Harrison and similar distances. See all service areas.
