New Construction Inspections

New doesn't mean perfect. We identify deficiencies before your final walkthrough so your builder can fix them while they're still accountable.

Book a New Construction Inspection

Why inspect a brand-new home?

Builders work fast, trades overlap, weather delays happen and final finishing gets rushed. Quality varies with who did the work and how closely it was supervised. In brand-new houses, condos and duplexes across the Lower Mainland we routinely find issues that are far easier to fix before you move in.

New construction inspections make sure the home is built to proper standards before final closing. Structural elements, electrical, plumbing and mechanical systems are reviewed for defects.

Common new-build issues we find

  • Gaps in exterior sealing and the building envelope
  • Missing or incomplete roof and wall flashing
  • Unlevel or sticking doors and sliders
  • Uneven tile and unsealed grout in wet areas
  • Missing HVAC data plates and unsealed penetrations
  • Improper dryer vent materials and connections
  • Deck and balcony drainage problems
  • Loose fixtures and unsecured junction boxes

When to book

The best time is shortly before your builder's pre-delivery walkthrough (PDI), so you can bring our report with you and have deficiencies added to the list. Already moved in? An 11-month warranty inspection documents issues before your first-year warranty coverage ends.
